REAL ESTATE IN THE VAIL VALLEY SINCE 1971
The second half of the year brings with it, on average, more residential sales and dollar volume than the first half. Our busiest "season" differs slightly from traditional markets that generally are more active in the early to middle months of the year. The reasons are pretty simple - our valley goes through an unbelievable transformation after the ski/snowboard season as does the population of visitors and second homeowners. We are on the cusp of what should be a very active season and statistically, we'll see about 57% of our residential sales close between now and the end of the year. That news is good for both sellers and buyers in our market as inventory will increase through late July (sometimes into early August) and with inventory come more buyer showings and sales.
If you are a seller this "season", contact me today. Even if your intention is to sell later in the year, knowing this will help us prepare your home to sell when you are ready. This time of year, photography may capture your property at its finest. We will have time to discuss staging, any repair work necessary, draft a plan for marketing and advertising and create a first impression for home buyers that will set you apart from the rest. The changes in our market may mean price determination comes much closer to when we are ready to formally list the property so we can use the most recent comparable sales - but it is never too early to start preparing - and I can be with you every step of the way!
Finally, be on the lookout for our market statistics that will be released in early July. They'll have a breakdown of the entire market as well as each unique community in the valley.
Vail Summer Bluegrass Series - Vail Bluegrass is a four-part series on Wednesday evenings, starting on July 11th and wrapping up on July 18. Each performance features one local/regional act as an opener and a national-level headliner. In addition to the four shows at the Arrabelle, they partner with the Betty Ford Alpine Gardens to produce Bluegrass in the Gardens - an intimate, rooftop performance featuring the evening's headliner.
A little fun for the kids in the Vail Valley. From July 2-26 our little kidos can enjoy Bravo Vail: Little Listeners - Bravo! Vail musicians travel throughout the Vail Valley to perform free, fun, and engaging programs for children and families. Kids enjoy amazing music, performed live, and participate in musical activities like petting zoos where they can hold and play musical instruments. All ages welcome! These events are held at the Vail, Avon, Eagle, and Gypsum Public Libraries and are held throughout the summer.
For all those tri-athletes in the area, don't miss the LG Tri - July 7 in Eagle: - Held in memory of Laura Genelin, the LG Sprint TRI is a 500 yard swim, followed by a 12-mile bike loop, and ending with a run from the pool down the bike path to Eagle Ranch Road and back to the Eagle pool for the finish. There is also a Kids Tri option for the younger racers.
The Town of Gypsum along with Bravo Vail, the National Repertory Orchestra and the Magic Circle Mime CO. a full symphony experience from Lundgren Stage! This fun-filled musical adventure introduces young audiences to the workings of an orchestra and explores the relationship between the audience and the musician-a wonderful introduction to the exciting world of symphonic music the whole family will love!

The Betty Ford Alpine Gardens is hosting "Nurture / Explore / Discover at the Gardens" which is a compilation of traveling educational exhibits, interactive games and activities, Intimate Evening at the Gardens speaker series, and hands-on workshops focused on conveying the importance plants play in the health of our waterways.
Calling all Canines to this super fun event in Avon. On July 14, theColorado Disc Dogs Competition is sure to satisfy both the four-legged friends and two-legged friends. -
Colorado Disc Dogs return to Avon once again and will be held in Nottingham Park, Avon. Starting at 9am come and see the dogs fly high catching frisbees and doing acrobatic tricks! Eating the frisbee is not recommended ; )
Also on July 14th is one of the premier triathlons, The Triple Bypass.
The Triple Bypass Bicycle Ride is recognized as one of the premier cycling events in the nation. Celebrating its 30th Anniversary, the Triple Bypass takes you on a gorgeous tour through the heart of the Colorado Rocky Mountains from Evergreen to Avon Colorado. Leaving from the Evergreen area, you will travel 120 miles on gorgeous (mostly) closed roads and paths to Avon, Colorado.
If you have lived in the Vail Valley for a few years, then you already know that this rodeo is one of the best you will attend. Starting on July 25th at the Eagle Fairgrounds: 76 th Annual Eagle County Fair & Rodeo - Eagle County Fair & Rodeo returns to the Eagle County Fairgrounds July 25-28. Celebrate our western heritage at this exciting event complete with PRCA Rodeo, concerts, exhibits, 4H livestock auction and tons of fun for the whole family! The Eagle County Rodeo has non-stop entertainment including The Freedom Riders Drill Team, Mutton Bustin', wagon hitch, rodeo clown and professional rodeo contestants and their horses. One of the fastest growing sports has a big following here in the Vail Valley. On July 20th, enjoy playing in aPickleball Tournament - If you think you have what it takes, grab a partner and join in on the fun! If you do not have a partner, sign up anyway- you will be matched with someone awesome. This tournament will be competitive but fun and is a double elimination tournament. Costumes encouraged!! The tournament will take place at the new courts south of the Gypsum Creek Golf Course.
July 21, Avon & Beaver Creek:
XTERRA Triathlon - A Qualifier for the 2018 Championships- XTERRA returns to Beaver Creek on July 21. The race will serve as a qualifier for the 2018 XTERRA World Championship, a gold level XTERRA Pan American Tour stop and a 100-point level XTERRA America Tour championship race. The race will consist of a 1 km swim in Nottingham Lake, a 25 km mountain bike ride up and around Beaver Creek and an 8 km trail run on Beaver Creek Mountain.
A "must attend" event on July 30 - August 12, Vail: Vail Dance Festival - A celebration of dance held Weekend of July 28 through the weekend of August 11 in Vail, Colorado, it features many forms of dance, and boasts an international reputation and dedicated following. Artists that have visited the Festival include New York City Ballet MOVES, BalletX, Martha Graham Dance Company, Paul Taylor Dane Company, Pacific Northwest Ballet and stars from the Royal Ballet, New York City Ballet, America Ballet Theatre, Alvin Ailey American Dance Theater, Hamburg Ballet and Dance Theatre of Harlem.

A tough but fun mountain bike race sponsored by the Westin. August 1, Vail: Davos Dash - The VRD Westin Athletic Club Mountain Bike Race Series continues with the Davos Dash on August 1 in West Vail. Race begins at the intersection of Chamonix Lane and Chamonix Rd. behind the Double Tree (formerly West Vail Holiday Inn) and ends at the radio tower at the top of Davos.
